<p><strong>Historical and leisure traveling locations:</strong></p>
<p><strong>Warangal: 136 km</strong></p>
<ul>
<li>Thousand Pillars Temple, built by King Rudra Dev, a Kakatiya king in 1163 AD.</li>
<li>Warangal Fort, constructed during the Kaktiya period in the 13th century.</li>
<li>Kakatiya rock garden, Kakatiya Musical Garden, Govindarajula Gutta.</li>
</ul>
<p>When traveling by train, you can get down at the Kazipet junction in Warangal, and can travel to any of these places through autos or taxis. Waranagal also has lot of decent hotels for the tourists to stay.</p>
<p><strong>Bhongiri: 47 km</strong></p>
<ul>
<li>The Bongir Fort was built on a single rock hill in 12th centuary. This comes much early before reaching Yadagirigutta.</li>
<li>Kulpaka, one of the few Jain temples in Andhra Pradesh, is 25-30km from Yadagirigutta and 20kms from Raigiri, which is the junction for these two places.</li>
</ul>
<p><strong>Nalgonda: 102km</strong></p>
<ul>
<li>Nandikonda is famous for the Buddhist site with many Buddhist monasteries and pillars.</li>
<li>Phanigiri, a Buddhist complex with a large Stupa and two apsidal halls is located here.</li>

<p><strong>Nagarjunakonda: 156 km</strong></p>
<ul>
<li>Nagarjunakonda, an island near Nagarjunasagar, is a major pilgrimage center for Buddhists. Nagarjunakonda is named after a famous Buddhist monk, Nagarjuna.</li>
<li>There are some fascinating sights such as Ethipothala waterfalls, a massive dam and a museum with rare antiquities in its possession.</li>
<li>As an archeological site, Nagarjunakonda is famous for architecture of Buddhist civilization.</li>
</ul>
<p>Nagarjuna konda takes 3 hours to reach to Hyderabad. Watching Nagarjuna Sagar when the flood gates are open is a real treat to eyes, people ususally rush this place, when these gates are open. If you want to have a one night stay at Nagarjuna Sagar, you can have accomodation at the guest house of APTDC, Vijay Vihar.</p>
<p>Another interesting feature is that, APTDC also offers a tourism package to Srisailam from Nagarjuna Sagar by boat, for a 1 night stay at Srisailam.</p>
<p><strong>Pillalamarri: 100 km</strong></p>

<li>Pillalamarri is a popular Banyan Tree located in a remote village of Mahbubnagar. The place is located 8 km away from the main town.</li>
<li>Pillalamarri is five hundred years old and extends over an area of three acres. It is suitable for one day trip.</li>

<li>Ramappa Temple was constructed in typical South Indian style of architecture during the Kakatiyas rule in 12th century.</li>

<li>Padmakshi temple, an ancient temple built during first quarter of the 12th century.</li>

<p><strong>Sangareddy: 64 km</strong></p>

<li>Ramalingeswara temple is located in Nandi Kandi, which lies fifteen kilometers (15 km) away from the town of Sangareddy.</li>
<li>The temple is one of the very few temples in India that are shaped like a star and was built by the Chalukya kings of Kalyana.</li>
<li>Various shrines are dedicated to other deities like Mahishasura Mardini, Saraswathi and Gaja Lakshmi.</li>

<li>The Nava Bhramma temples of Alampur are important shrines of the town. All nine temples of the Nava Bhramma, dedicated to Lord Shiva were built by the Chalukyas, about 1200 years ago.</li>
<li>All the preserved temples of Alampur date back to the 6th and 7th centuries. <li>Vemulawada, located 150 km from Hyderabad is known for Sri Raja Rajeshwara Swamy Temple.</li>

<li>Dharmapuri is famous for the shrine dedicated to Narasimha Swamy, an incarnation of Lord Vishnu.</li>

<li>The Gnana Saraswathi Temple at Basara is situated about 40 kms from Nizambad district headquarters and 70 Kms from the town Nirmal in Adilabad district.</li>

<p><strong>Medak Church: 90 km</strong></p>

<li>The magnificent Medak church stands on a sprawling 1000 acres of land in Ghusnabad. The church was sanctified on 25th December 1924.</li>
<li>The church has a spired bell tower that rises to a height of 175. The tower is made of Italian tiles. The length and width of the Cathedral is 200 feet and 100 feet respectively.</li>

The scheme of self-assessment of property tax was introduced during the year 1999-2000 to ensure complete transparency and openness in levy and collection of property tax and to enable taxpayers understand the basis of taxation and calculate the tax by themselves.</p>
<p>Property tax can be paid both online and offline.</p>
<ul>
<li><strong>Online payment</strong>
<ul>
<li>For online payment a 10 digit unique Property Tax Identification Number (PTIN), which is assigned to every tax payer is required (if you have an old 14 digit PIN number you can get your new number from the GHMC web page <strong>http://www.ghmc.gov.in/tax/ptlocalitysearchrep.asp</strong></li>
<li>By entering that new 10 digit PTIN number you can make online payments by visiting <strong>http://www.ghmc.gov.in using debit/credit card</strong>.</li>
</ul>
</li>
<li><strong>Offline payment</strong>
<ul>
<li>Direct cash payments can be made at different places like eSeva centres, State Bank of Hyderabad branches, AP Online Service centres, citizen service centres, through bill collectors, or you can also give a cheque/DD in favour of “Commissioner, GHMC”.</li>
</ul>

<strong>Rebates and penalties</strong></p>
<ul>
<li>To encourage prompt payment of property tax GHMC came up with attractive programs. It will conduct a lucky draw for the tax payers who pay their taxes in time and will present 20 lakh prize amount to the lucky winner.</li>
<li>To encourage the construction of green buildings in the city, GHMC recently came up with a new concept of offering tax incentives to the green buildings. It will offer tax incentives for the buildings with rooftop solar installations for heating and power back up and water harvesting facilities.</li>
<li>However, for the late payments it will charge 2% extra on the bill for every month.</li>
</ul>

			<content:encoded><![CDATA[<p>Property tax is the tax levied on all the residential and non-residential (commercial) properties that are situated in the limits of Municipal Corporation. For the city of Hyderabad, Greater Hyderabad Municipal Corporation (GHMC) handles the responsibilities of property taxation and collection for all those properties that fall under the limits of GHMC.</p>
<p>Property tax is one of the main sources of revenue for GHMC. For the taxation of the property, the property owners need to register with GHMC and the assessments are made based on the physical dimensions and other parameters of the property.</p>
<p><strong>Tax exemptions</strong><br />
Though the property tax is levied on all the non-agricultural lands, buildings, and structures with land, the tax rate vary based on the type of usage of the property. However, few properties can get tax exemptions/concessions which are listed below.</p>
<ul>
<li>
100% exemption for properties owned by serving or Ex-service men
</li>
<li>
Religious places of worship, charitable institutions are completely exempted from the tax
</li>
<li>
Any residential building occupied by the owner whose annual rental value is not more than Rs.600 may be exempted from the tax
</li>
<li>
100% exemption for the recognized educational institutions (up to X std.)
</li>
<li>
50% vacancy remission would be granted for the vacant premises on field report submitted by the tax inspector
</li>
</ul>
<p><strong>Rate of property tax</strong></p>
<ul>
<li>
For residential buildings the slab rates of taxation are being adopted
</li>
<li>
Whereas for the commercial properties, property tax is levied 30% on Annual Rental value (ARV) of the property
</li>
</ul>
<p><strong>Property tax calculation procedure</strong><br />
The property tax is calculated differently for residential and commercial properties based on the Annual Rental Value (ARV) of the property.</p>
<p><strong>Tax calculation for residential properties: </strong>For residential buildings, since the slab rates of taxation are being used, an elaborate procedure for determining the Annual Rental Value (ARV) and for assessing the property tax will be followed. For your convenience it is explained in a simple way as follows.</p>
<p><strong>Step 1</strong>: The Plinth Area (PA) of your property/building should be measured. The PA is nothing but the total built up area, which includes the covered balcony, all covered area including the garage area. <p><strong>Step 2</strong>: As the next step, the market rent per square feet per month should be determined. If self-occupied, the prevailing market rent per square feet per month for similar properties in the vicinity should be considered.</p>
<p>If rented out, the rent obtained per sq. ft. per month (based on Rental Agreement) should be considered. If the rent obtained is low, the prevailing market rent for similar properties can also be taken. This will give Monthly Rental Value (MRV) per Sq. ft.</p>
<p><strong>Step 3</strong>: Using those two values the property tax payable may be calculated as:</p>

<p><strong>Tax calculation for Commercial properties: </strong>Unlike residential property tax calculation, the calculation for commercial properties is simple and less complicated as the tax rate is fixed.</p>
<p>Just like the above process the PA and MRV should be known in order to calculate the tax. However, in this case the MRV of for your property shall be obtained from the notification issued by GHMC for the monthly rent fixed per sq. ft. of plinth area for different circles in various taxation zones. This information is available in the GHMC web page (<strong>http://www.ghmc.gov.in/tax/proposed_div_zones.asp</strong>)</p>
<p>The MRV for your property may vary based on different factors like location of building, type of construction, nature of usage, age of building, etc.</p>
<p>After getting the values of PA and MRV, the tax can be calculated using the formula:</p>

Trying to cook biryani in a pressure cooker? You must be still wondering why your biryani is not tasting the best. Well it is your cooking utensil that is stopping you from cooking an authentic <a href="http://hyderabad-india-online.com/category/living-at-hyd/leisure/eating-out/biryani/">Hyderabadi Biryani</a>.</p>
<p style="text-align: justify;">Cooking biryani is not as easy as it sounds in many recipe sites (at least if you want to make it authentic). As you are cooking the meat and the rice together, at a time, it requires lots of attention and patience to makes sure that biryani may not end up with over-cooked rice or under-cooked meat. Also using excess of water in cooking also makes biryani loose its taste as well as the proteins in it.</p>

<p style="text-align: justify;">In order to server all these properties, both the meat and the rice should be cooked evenly on small and spread flame, for a long time. For this, the biryani is prepared in a special utensil called Deg, and more preferably on a wooden stove. You can call it one of the secrets of cooking <a href="http://hyderabad-india-online.com/category/living-at-hyd/leisure/eating-out/biryani/">Hyderabadi biryani</a>.</p>
<p style="text-align: justify;"><img class="alignleft size-medium wp-image-5162" title="degchi-biryani" src="http://hyderabad-india-online.com/wp-content/uploads/2011/04/degchi-biryani-300x137.jpg" alt="" width="300" height="137" />The deg is a traditional Indian cookware, a shallow metal pot, generally made of clay, brass, aluminum, copper and even stainless steel. For copper vessels, a small amount of nickeling is done, without which it is poisonous. Its bottom is round, thick and deep. Towards the opening, it linearly tapers into a narrower neck, almost into a conical shape. From the neck, it again flares out into a broad opening, a little smaller in diameter than the largest diameter of the pot. It also has a wide lip/ rim around its top edge to make it easy to carry. Overall it looks like a pot with uncurved walls.</p>
<p style="text-align: justify;">The bottom is thick to make sure that the meat is not sticking to the base of the vessel, being cooked with little water for a long time. Its design also ensures even distribution of heat from all sides of the bottom and heat retention for longer time without burning the food. The tapered walls heat up faster and distribute it evenly from sides.</p>
<p style="text-align: justify;">After layering meat and rice in the utensil, it is then covered with a lid. The lid is then sealed with a water and flour paste. The flour seal makes sure that the little water, we are cooking with, doesn&#8217;t escape the vessel. This method is called <a href="http://hyderabad-india-online.com/category/living-at-hyd/leisure/eating-out/biryani/">Dum-Pukht</a>, borrowed from Awadh cuisine. It is also important to leave around 1/4th of the vessel free after layering the rice and meat, for the steam to collect and aid in cooking.</p>
<p style="text-align: justify;"><img class="alignright size-full wp-image-5090" title="degchi4" src="http://hyderabad-india-online.com/wp-content/uploads/2011/04/degchi4.jpg" alt="" width="148" height="140" />Now being cooked on a slow flame, the meat is set to cook well in its own juices, along with the layered rice. When these juices convert into steam, it gets collected in the free space at the opening and then try to escape the vessel. But as the vessel is sealed, the steam condenses and rolls down the sharp slope back in to the food. This cycle keeps continuing till the cooking is done.</p>
<p style="text-align: justify;">Thus, the genuine aroma, flavor and texture of the meat and spices are not only stopped from escaping, it is also spread to the rice in the biryani.</p>
<p style="text-align: justify;">Professional cooks make Biryani on firewood, as it spreads the flame and gives consistent heat on all sides. It is not possible to cook <a href="http://hyderabad-india-online.com/category/living-at-hyd/leisure/eating-out/biryani/">biryani</a> well on a regular gas stove in which flame comes as a torch rather than a spread out flame. <p style="text-align: justify;">The authentic <a href="http://hyderabad-india-online.com/category/living-at-hyd/leisure/eating-out/biryani/">Hyderabadi Biryani</a> is the <em>Kacchi gosh ki Biryani</em>. Unlike the <em>Pakki gosh ki Biryani</em> where the meat will be well cooked before mixing with rice, for <em>Kacchi Biryani</em> the raw meat is first marinated and then layered together with the rice in the utensil and cooked together in steam. In order to cope up with the cooking of the rice, the meat should be tender or tenderized.</p>

<p style="text-align: justify;">Though there are many chemical tenderizers in the market, the meat for Hyderabadi biryani is tenderized naturally using mash made of the grated skin of raw, unripe papaya. You can call it the secret ingredient, without which you will never be able to cook the authentic Hyderabadi <em>Kacchi gosh ki Biryani</em>&#8216;s.</p>
<p style="text-align: justify;"><img class="alignleft size-medium wp-image-5041" title="papaya-peel" src="http://hyderabad-india-online.com/wp-content/uploads/2011/04/papaya-peel-300x194.png" alt="" width="220" height="142" />The papaya used for this will be chosen unripe, firm and deep green in color. The green skin is then peeled of up to about 1/8th to ¼&#8221; deep off the raw papaya and made into pieces. For every 2 tablespoons of papaya peel, ¼ teaspoon of salt is added.</p>
<p style="text-align: justify;">This mixture is then made into a into a thick paste by grinding it. There is another dry version of this tenderizer for which you will have to Sun-dry the mixture instead of grinding it. You will be then left with a dry mash of papaya peel which is ready-to-use.</p>
<p style="text-align: justify;">Though you have made enough paste out of a papaya, you will require only 4 tablespoons of papaya paste or dry mash for 1 kilo meat. The excess of papaya paste can be refrigerated for later use. The dry papaya mash is stored in a container and can be used for up to a year.</p>
<p style="text-align: justify;"><img class="alignright size-medium wp-image-5043" title="marinated-meat" src="http://hyderabad-india-online.com/wp-content/uploads/2011/04/marinated-meat-300x237.jpg" alt="" width="126" height="100" />Marinating the meat is most crucial part of preparing the <em>Kacchi gosh ki Biryani</em>. It is here where the raw papaya mash is used along with yogurt, ginger garlic paste, lemon juice, cardamom and other aromatic spices for around 3 to 4 hours. The ingredients added here not only tenderize the meat but also infuses a special flavor deep into the layers of meat.</p>
<p style="text-align: justify;">Papaya contains an enzyme called Papain. Though you have marinated the meat with the tenderizing paste, the enzymes get activated only when you start cooking on heat.</p>
<p style="text-align: justify;">When the Papain in contact with meat gets activated, the enzyme gelatins or breaks down the connective tissues in it. The gelatinized connective tissues mix with the tenderizing paste. As the meat is cooked along with the rice, the tenderizing paste also gets mixed with it and adds the special flavor to the rice too. Thus, the marinated meat is layered as it is in the <em><a href="http://hyderabad-india-online.com/2011/04/hyd-biryani-deg/">biryani deg</a></em>, along with the tenderizing paste. If you are just putting the meat without the paste, you are discarding lots of flavor.</p>
<p style="text-align: justify;">The enzyme papain is more concentrated in the fruit when it is unripe. This is one of the reasons why we choose a raw papaya. Apart from adding flavor and tenderizing the meat, papain also helps to break down heavy proteins we consume along with the biryani, making it easily digested and absorbed into the body. Papain is also used in digestive enzyme dietary supplements and for treating gastrointestinal problems such as stomach ulcers and indigestion.</p>

Andhra Biryani coexists side by side with Hyderabadi Biryani in the kitchens of the city.</p>
<p style="text-align: justify;">We all know that the Hyderabadi <a title="Biryani" href="http://hyderabad-india-online.com/category/living-at-hyd/leisure/eating-out/biryani/" target="_self">Biryani</a> is part of history as it was first prepared in the kitchens of the Nizam. Whereas Andhra Biryani is part of geography, where the local ingredients as well as the taste preferences influence it.</p>
<p style="text-align: justify;">Unlike most people of Telangana region, people of Coastal Andhra and Rayalseema prefer hot mirchi powder to garam masala. So they transformed garam masala spiced Hyderabadi Biryani into a chilli powder based Andhra Biryani. <p style="text-align: justify;">When it comes to ingredients, green chilly paste and a lot of spices like cloves, peppercorns, black cumin, cardamom, cinnamon etc. are used in Hyderabadi Biryani. In Andhra Biryani, usage of spices is little bit less but red chilly powder is extensively used. All the other ingredients like Basmati rice and ghee are used as usual. However, typical Andhra Biryani is mostly available with chicken. Mutton Biryani is available only in some small number of restaurants.</p>
<p style="text-align: justify;">Mirchon ka saalan (chilli curry), which generally accompanies the Hyderabadi biryani, is many times not provided with Andhra Biryani.</p>
<p style="text-align: justify;">Anupama hotel at Ameerpet, Blue-Fox at Himayathnagar are famous for Andhra Biryani in our city. Biryani at Hyderabad House, S.R nagar is somewhat different from other branches in the city as most of the people in that area like Andhra version.</p>
