Upon receiving the Occupancy Certificate (OC) from the Greater Hyderabad Municipal Corporation (GHMC), certain builders have been playing by neglecting the building norms. The corporation is to issue the OC to the builders only after the completion of building construction as per the approved planning. However, once they get OCs into their hands, builders have been constructing extra illegal floors and penthouses and enjoying their higher sales from people who are unaware of these issues. GHMC has proposed to take serious action against such builders.
As per the G.O.86, 10 percent of the built up area should be mortgaged to the GHMC. When the construction is done satisfying the building laws, then it is returned and an OC is supplied by the corporation. However, with deviation or violation of the sanctioned plan and building rules, the corporation can sell the mortgaged part towards penal charges or even demolish the portion with illegal construction.
With the cunning play of the builders, the Confederation of Real Estate Developers’ Association of India advised the GHMC to take serious actions against them. It is even considered to blacklist the builder violating the norms of G.O.86. In addition, a list of approved building plans and OCs issued will be provided on the website of the corporation. The number of floors for which the certificate is issued will also be mentioned and this makes the buyers to avoid purchase of flats in such illegal additional floors of buildings.
