Relaxed Regulations for Setbacks and Parking Areas

Here is a good news for people of Greater Hyderabad – the building rules regarding the setbacks (space to be left in front of the house) are to be relaxed for individual buildings (both residential and commercial) built on plots up to 300 square meters. As of now, there is lack of uniformity in case of setback rules in the state. The regulations of GO 86 includes building rules for the Greater Hyderabad, GO 678 for Vijayawada and Visakhapatnam urban development areas, and GO 302 and GO 569 for other municipal corporations and municipalities. However, the government proposed to prepare a combined GO for all municipal corporations, municipalities, and urban development authorities. The combined GO sets relaxation in setbacks based on the plot size, height of the building, and width of the approach road. For instance, the front setback will be relaxed by 1 meter for a house on a 300 sq. m plot as per the new regulation.

Also, there is a proposal for multiplexes throughout the state to leave 66 percent of the built-up area for parking.

    When these rules were relaxed? we are waiting since last 4 months, but only in newspaper

    We are waiting eagerly for the good news of Greater Hyderabad regarding setback relaxations of building, but it was not announced by the State Government. Whether it will come or not, please reply.
